Property Protection Residential is an inexpensive insurance
scheme specially designed to meet the needs of property owners
whose properties are either let to Professionals, Students,
DSS tenants (or the like), used as holiday/second homes or
are simply just left unoccupied.
The Policy is underwritten at Lloyds. If you own one of these
properties, most insurers will refuse to provide you with cover,
however in some cases you may find an insurer who will, but
at what cost?

Unlike some of our competitors, we do not charge vastly increased
premiums, in fact, we believe in most cases the cost of insuring
your property with us will be the same, if not less, that it
would be to insure any ordinary owner occupied property. Our
cover is not reduced below that offered by all other leading
insurers, (except some unoccupied properties undergoing renovation),
and our
terms and conditions have been specifically designed for your
convenience, not ours, so that you will not have to adhere
to any stringent policy conditions that will inconvenience
you.
At Andrew Copeland Insurance Consultants Ltd we have been meeting the needs of property
owners for nearly twenty years and class ourselves as a market

In fact, we probably offer the widest cover available, but
don’t just take our word for it, take a look at what

Cover Provided
Property Protection Residential will provide the following
cover on all policies unless specifically stated otherwise:
- • Fire, lightning, explosion or smoke
- • Damage by aircraft
- • Storm, tempest or flood
- • Escape of water from, or frost damage to fixed water tanks,
apparatus or pipes
- • Escape of oil from domestic fuel oil tanks, apparatus or
pipes
- • Theft, attempted theft or hold up
- • Impact damage by vehicle, animal or train
- • Riots, strikes, civil commotion and malicious damage
- • Falling or collapse of radio and television aerials
- • Falling trees
- • Subsidence, Landslip or heave
- • Accidental damage to glass, sanitary ware and ceramic hobs
- • Accidental damage to underground services
- • Replacement locks and keys
- • Metered Water
In addition to the above perils, all our policies include the following:
- • 20% of the total sum insured for loss of rental and
alternative accommodation
- • £5,000,000 property owners liability (when buildings insured)
- • £10,000,000 accidents to domestic staff (when contents insured)
- • 24 hour legal advice and domestic assistance
- • £5,000 Contents cover (For curtains, carpets, blinds, white goods)
- • Malicious damage caused by tenants

cover provided and any restrictions can be obtained from the full policy
wording.
Policy Excess
Normal policy excess is £100 and £1000 for subsidence landslip and heave.
Risks Covered by Property Protection
Property Protection Residential will provide cover against
the perils listed on our Cover Provided Section, if your property
falls into one of the following categories:
A. Holiday Home
Cover is provided for properties, which are used solely as
a Holiday Home by the policyholder, the policyholder’s
family, or the policyholder’s friends.
B. Holiday Home Lets
Cover is provided on the same basis as a Holiday Home, but
extended to allow for lettings.
C. Second Home
Cover is provided for properties that are used on a semi-regular
basis with long periods of un-occupancy (i.e. home in London
for weekday use whilst at work and left un-occupied at weekends
whilst at main residence or vice versa). Cover will also
be provided for owners who live or work abroad, and only use
their property whilst staying in the United Kingdom.
D. Let Properties
Cover is provided for properties, which are let or tenanted
on a regular basis to any tenant except: Students, DSS referrals
and Holidaymakers, all of whom are insured under their own
respective sections.
E. Unoccupied Properties
Cover is provided for properties, which are left permanently
unoccupied, or for long periods at a time (i.e. awaiting sale,
being renovated or not in full time use). The level of
cover provided under this section varies and depends upon the
general condition and state of the property.

we may advice you of the level of cover that will be provided.
We can also provide cover for unoccupied commercial premises,
again please contact us for further information.
F. Student Lets
Cover is provided for properties that are let to students
whether singly or on a house share basis. This section
will also provide cover in the holiday periods if you wish
to let the property to Holidaymakers, or leave it unoccupied.
G. DSS Lets
Cover is provided for properties that are let to DSS referrals
or for tenants having all or part of their rent paid for by
the DSS. To qualify for this cover the tenancy agreement
must not be with the DSS, or under DSS control.
M. Timber Construction Chalets
Cover is provided for timber construction chalets that are
used as holiday homes by the policyholder, the policyholder’s
family or the policyholder’s friends.
If you are in any doubt about which category will best cover
your property, please contact us and we can advise you appropriately.
Should your property not fall into one of these categories,
we may still be able to provide you with cover, but will require
full details of the property beforehand.
Unlike other companies, we DO NOT insist on one Tenancy Agreement
being in force between the landlord and all tenants on a multi-tenure
property let.
Legal Advice and Domestic Assistance
As you are probably aware, seeking legal advice from a Solicitor
can be very costly and time consuming. For some people
this is an expense that cannot be met, and may result in their
problems remaining unresolved.
We have joined forces with one of Europe’s largest
legal expenses insurers to provide every one of our clients
with free legal advice, when they take a policy with us.
This part of the policy has been designed to provide a vast
range of legal advice, as and when required, 24 hours a day,
seven days a week, on any personal legal problem, including: Motoring,
Employment, Property, consumer, accident/injury, matrimonial,
probate and financial/taxation.
Domestic Assistance
We also include in this cover a domestic assistance service
which provides emergency assistance throughout the UK, in respect
of a wide range of problems relating to: Plumbing, electricity,
roofing repairs, lock repairs and replacement, glazing, heating
systems, fallen trees, security services, building repairs,
domestic appliances, fencing, pest control, TV aerials and
satellite dishes.
The service has access to a wide panel of reputable contractors
covering these and many more areas, and is also available 24
hours a day, seven days a week.
When your policy is issues you will be provided with a handy
credit card sized policy containing all the information and
the telephone number you require to access the service, so
should you be unfortunate enough to required its use, the answer
is only a phone call away.
